Greece Sotheby’s International Realty presents its first dedicated report on the prime and super-prime residential market of the Ionian islands. The Prime and Super-Prime Ionian Property Market 2026 is built on closed-transaction data rather than asking prices: the firm’s completed sales across Corfu, Paxos, Lefkada and Kefalonia between 2018 and 2026, just over €200 million in value, from homes at one million euros to estates above ten million.
Six of those sales closed above €10 million, among them the two highest residential sales ever recorded in Corfu, the three highest prices ever paid for a home on Paxos, and the highest-value sale on each of Lefkada and Kefalonia. Corfu alone accounts for €138.3 million, the largest volume of completed prime and super-prime transactions held by any firm on the island.

What the report covers
The report sets out median prices and sizes by price band, the waterfront premium that defines the market above €5 million, the gap between asking and agreed prices, the time a sale takes from listing to agreement and from agreement to completion, who is buying and who is selling, and the months in which agreements are signed. Each of the four islands is read on its own terms: Corfu as the centre of gravity, Paxos as Corfu in miniature with even tighter supply, Lefkada as the island whose record estate competes with the best of the Corfu coast, and Kefalonia as the youngest of the four markets.
Why closed sales rather than asking prices
Listings carry the hopes of owners; closed sales record the judgment of buyers. A market that prices from completed transactions serves the seller and the buyer alike: the seller prices from evidence and sells on time, and the buyer arrives with a clear measure of value and acts with confidence. By publishing its Ionian record, the firm brings that clarity to a market that has long moved through trusted relationships and word of mouth.
