    We focus exclusively on luxury real estate. Whilst our average listing price is €2.3m our minimum entry value is €500,000. To submit a property you must be the rightful owner and the property must comply with Greek legislation.

    Properties included in our online catalogues enjoy the full extent of our global media and marketing channels. Private sales are not available in our online catalogues and are discretely presented to potential buyers when matching specific criteria.

    At Greece Sotheby’s International Realty, our methodology revolves around utilizing our vast sales and rental records database to ensure meticulous alignment between our Comparative Market Analysis and Yield Valuation. Focused solely on the luxury and ultra-luxury market, our extensive experience in pricing properties is invaluable. We meticulously evaluate key aspects such as Location (waterfront, panoramic views, sunset), Architecture, Privacy, Size, number of Bedrooms, and unique amenities such as a wine cellar, gym, spa, or smart house features. Additionally, we carefully assess the age and condition of the property. Above all, we strive to provide realistic valuations, avoiding inflated listings.

    We welcome property estimate requests. All our estimates are free of charge, Please note that estimates are given only for properties eligible for inclusion in our catalogue.

    Once all property documents have been received, we will provide you with an estimate within a week. On some occasions, if a property requires additional research, more time may be needed.

  • From Listing to Sale

    Yes, a listing agreement is mandatory under Greek law (N. 4072/2012). The listing agreement defines the agreed listing terms:
    Contractual parties
    Property identification
    Exclusive/Non Exclusive agreement
    Duration of the agreement
    Estate agency fees
    Any other additional terms

    Estate Agency fees are due and payable only upon the signing of the notary public sales agreement.

    Our team will send you an activity report every month with your property’s online performance and propose adjustments to the marketing strategy as needed.

    We possess the necessary expertise to assess the lead quality. Prior to any viewing we require identity verification (ID or Passport) and when necessary Proof of Funds by the UBO (Ultimate Beneficiary Owner) in compliance with Anti Money Laundering National and European Legislation.

    We continually monitor and assess market conditions and buyer’s interest. In the unlikely event of limited or no interest in your property we will timely advise you of any alternative actions to increase the chances of a sale.

    We only accept properties that meet our clients unique criteria and requirements, similar to our online catalogue.

    Whilst we focus on luxury residential properties we may consider prime waterfront land and hotels for sale.
