Market character
Milos rose on imagery: the lunar rock of Sarakiniko, Kleftiko's arches and the coloured boathouses of Klima made the island a global reference within a few summers. The property market has moved far more slowly than the profile — inventory stays scarce, new building is young, and demand routinely outruns anything available. Buyers here purchase the ascent itself: an island whose recognition has already arrived while its pricing history remains early.
Micro-markets
Pollonia in the north-east is the market's centre of gravity — the dining village with the island's most established villa fringe. Plaka and the Kastro villages supply vernacular houses above the bay; the syrmata of Klima and Mandrakia form a rarity class of their own, waterline boathouses that trade once in a generation; and the wild south above Kleftiko holds land for buyers building toward the signature coast.

Volcanic terrain and protected coastline restrict buildable land, the syrmata stock is fixed by history, and the island's building capacity trails its recognition by years. The benchmark predates the boom: a €6.7 million estate sale completed in 2020, before the island's global rise — a level today's market would price well above.
