A capital once priced far below its European peers now transacts renovated prime at levels its own history never carried, driven by the return of Athenian wealth to the centre, international buyers discovering value against Paris and Lisbon, and a restoration wave converting neoclassical and interwar stock into finished luxury. The ceiling is set: the capital's residential record — a €36.5 million sale completed in 2025 at close to €20,000 per square metre

Micro-markets

Kolonaki remains the establishment address — the streets around the square and up Lycabettus commanding the prime band. The Acropolis axis along Dionysiou Areopagitou and the Plaka fringe holds the trophy tier: protected views that no permit can create again. The Vasilissis Sofias corridor pairs embassy-row gravitas with landmark conversions, while the commercial triangle's rooftop penthouses supply the renaissance's newest product.

Athenian buyers lead — the return of Greek capital to the centre is the market's engine — followed by American, British and French purchasers, with Cypriot, Australian-diaspora and Israeli demand completing the deepest enquiry book in the country. The international profile skews compact and finished: renovated apartments near the €1-3 million mark, bought for use, income and residency in equal measure

Scarcity drivers

Acropolis-protected sightlines are finite by law, Kolonaki's fabric is fully built, and prime supply arrives only through restoration of existing stock — which is why finished, landmark product commands the premium. The repricing is anchored in closed transactions: sales completed in 2026 at close to €14,000 per square metre, against a transaction history that ran at half that level.
