Stenies is the pedigree address — the captains' village whose houses rarely reach the open market. Chora supplies neoclassical town mansions between two beaches; Apikia and the spring villages hold the green upper tier; the west around Batsi and Gavrio trades ferry convenience and family beaches at accessible levels, and the east coast keeps its coves for buyers who want the island's quiet edge.
Who is buying?
American and British enquiries lead in equal measure, with French and Italian buyers following — an audience discovering through the island's art and walking culture — layered over the Athenian and diaspora shipping constant that has always been the market's core. The open book shows only part of the truth: on Andros, the most significant houses change hands by introduction.
Scarcity drivers
Stenies and the Chora fabric are restoration-only, the springs valleys resist development by terrain, and the families' long holdings keep the pedigree stock off-market for decades at a time. The current book asks to €3.5 million and up to €11,000 per square metre for front-line new build — pricing an island whose finest addresses remain, deliberately, unlisted.
