Market character
Spetses trades on society. The island's summer calendar — regattas, the Armata, the Poseidonion's second century — is the asset that houses attach to, and the market moves through its circles as much as through listings. The product is correspondingly civilised: shipwrights' mansions at the Old Harbour, courtyard houses behind the Dapia, and pine-belt villas along the ring road, on an island where cars stay largely absent.
Micro-markets
The Old Harbour is the crown — waterfront mansions among the boatyards, the island's defining address. The Dapia and town core supply walkable townhouses; Agia Marina and the eastern coves hold the beach-proximate villas; Ligoneri's pines shelter the discreet west, and Zogeria remains the far cove for buyers who want the island's edge.
Who is buying?
Athenian families lead — for many, the island is inherited rather than discovered — joined by British, Swiss and Italian buyers drawn into the same season. Entry is social as well as financial: houses pass between known hands, and the open market carries only a fraction of what actually trades.
Scarcity drivers
Waterfront at the Old Harbour is fixed, the town's fabric is protected, and the pine belt caps expansion; much of the island's turnover happens privately, before a listing exists. The open book rarely carries more than a handful of houses at once. Closed transactions anchor the levels: sales completed between 2020 and 2025 at up to €3.3 million.
