Market character
Meganisi sells the archipelago itself. Buyers here acquire sheltered water first and a house second: the island's fjord-like inlets hold some of the calmest anchorages in Greece, and a private mooring converts a villa into a base for the entire Ionian. The market is at its earliest stage — a handful of properties, each consequential — inside a neighbourhood whose profile rises with every season of the Skorpios redevelopment across the channel.
Micro-markets
Spartochori commands the western bluff above Porto Spilia; Vathy supplies the working harbour and its waterfront houses; the inlets of Atherinos and Fanari hold the mooring-first addresses. The south capes face open water for buyers who want horizon over shelter, while Kalamos and Kastos extend the archipelago for those who want an island further still.
Who is buying?
Demand arrives by sea: American, British, French and Italian enquirers who know the channels from years of sailing, alongside Athenians extending from Lefkada. The purchase is a privacy decision — anchorage rights, water depth and shelter weigh more than square metres, and most buyers have anchored in the bay before they ask the price of the house above it.
Scarcity drivers
Shoreline with legal mooring access is the scarcest asset class in the Ionian, and Meganisi's building envelope is minimal by design. Supply arrives in single properties, years apart. The archipelago's re-rating is visible across the channel, where Lefkada's record reached €11 million in 2024 — a ceiling this coastline shares by geography.
