Market character

Kefalonia carries the Ionian pattern at greater scale: green landscape, deep water, discretion over display — and a market whose top end concentrates around a single address. Fiskardo, the harbour village that kept its Venetian fabric through the 1953 earthquake, functions as the island's pedigree: proximity to its waterfront defines the ceiling the way the north-east corridor does on Corfu.

The island's size keeps the rest of the market honest. Buyers trade Fiskardo premium for space, views over the Ithaca channel, or direct access to beaches the Ionian is known for.

Micro markets

The Erisos peninsula — Fiskardo and its coves down through Assos — holds the top of the market: harbour pedigree, sheltered anchorages and the island's record-setting sales. The Argostoli–Lassi arc supplies year-round convenience and the airport; the south coast around Skala and Katelios prices at a discount with long beaches; and Ithaca, across the channel, serves as the connoisseur's satellite for buyers who want the anchorage itself.

Who is buying?

British buyers lead decisively, extending an attachment to the island that runs from sailing tradition to literature, joined by American and Swiss purchasers — and by a distinctive diaspora current: Australian buyers of Kefalonian descent returning to the family island. The purchase logic is Ionian: legacy holdings, long horizons and privacy, with the Fiskardo corridor commanding a measurable pedigree premium.

Scarcity drivers

Fiskardo's protected fabric admits no new volume — supply near the harbour arrives only through the rare resale of existing houses — while steep topography limits buildable front-line land island-wide. New stock rises as design-led villas on view plots above the coast. The ceiling is anchored in closed transactions: sales completed between 2022 and 2024 at up to €2.85 million and above €8,000 per square metre, with the current book asking to €12,000 on the pedigree coast.
