Market character

Kea reads differently from every other Cyclade: oak forest, terracotta and local stone in place of whitewash, and a proximity to Athens that makes it a genuine weekend island rather than an annual pilgrimage. For decades it belonged quietly to the capital's architects and academics — a design culture visible in the island's restrained villa stock.

The market has now split into two speeds. The organic tier trades on that heritage, while One&Only Kéa Island has installed a branded ceiling at roughly double the island's historic levels — the sharpest two-tier structure in the Cyclades.

Micro-markets

Vourkari holds the yachting waterfront and the island's social evening; Koundouros and the south-west bays carry the established villa colonies; Otzias arcs around the family beach in the north, and Ioulida — the hidden hilltop Chora — supplies vernacular houses for buyers who want the island's interior life. The One&Only estate on the north-west coast anchors the branded tier in a category of its own.

Who is buying?

American and British buyers now lead the enquiry book, with French demand close behind — international attention that the branded arrival accelerated — layered over the Athenian design constant that built the island's culture. Closed sales tell the same story: recent purchasers span Dutch, British and Greek hands, buying architecture and proximity in equal measure.

Scarcity drivers

Cycladic coefficients and the island's terrain keep the organic villa stock thin, while the branded supply releases in controlled numbers. The re-rating is anchored in transactions: sales completed in 2024 and 2025 at up to €2.1 million and above €9,000 per square metre, with the branded tier now asking €13,000 to €15,000 — a ceiling the island had never previously carried.
