Rising above the Ionian Sea, where cliffs meet the water, Kymon is an off-plan project conceived as a contemporary interpretation of Mediterranean architecture. Set within a private estate, the interior will be positioned to offer privacy among olive trees, coastal pines, and native vegetation, while remaining within easy reach of Porto Katsiki, Egremni Beach, and Lefkada’s marinas and villages.
The design is oriented toward the west, following the movement of the sun and the changing light of the Ionian. Black-framed glazing will define the open-plan living, kitchen, and dining area, framing sea views and allowing light to move through the interiors throughout the day. The kitchen will be centred around a stone island with integrated Bora appliances and concealed oak cabinetry, with the dining area positioned toward the setting sun.
Outside, the architecture will extend into a series of considered living areas. A quartz-finished infinity pool will be aligned with the horizon and incorporate a built-in Jacuzzi. A sunken lounge with fire feature, forged concrete flooring, Iroko decking, and a beechwood pergola will create spaces for outdoor living and evening use.
Oriented to the west, the architecture is designed to follow the movement of light across the Ionian.
The upper level will accommodate a private master suite with a terrace overlooking the Ionian, oriented toward the sunset. Oak finishes and a spa-inspired en-suite bathroom will complete the space. Additional en-suite bedrooms will be designed with natural materials, integrated furnishings, and access to terraces or open views.
Access will be via a suspended metal walkway with Iroko railings, set within the surrounding vegetation and gradually revealing the structure within the landscape.
With permits in place and turnkey delivery anticipated, Kymon is shaped by its position, outlook, and relationship with the land and sea.
This property is eligible for both the Golden Visa and the Greek Non Dom Program.
