Market character

Corfu is the Ionian's establishment market — the oldest international buyer tradition in Greece, shaped by a Venetian architectural inheritance and a green, layered landscape closer to Tuscany than to the Cyclades. Buyers here pay for privacy, mature gardens and direct water access, and they hold for generations: the prime coast trades on relationships and timing as much as on listings.

Paxos operates as the connoisseur's satellite. Three harbour villages, a fixed stock of stone houses and olive estates, and a buyer pool that arrives by recommendation. Its scale keeps every transaction consequential.

Micro-markets

The north-east corridor — Kassiopi through Nissaki, Kalami and Agni — holds the top of the Corfu market: sheltered bays, private jetties and the island's most consistent record-setting sales. Corfu Town's Venetian houses trade on UNESCO-listed heritage; the west coast around Palaiokastritsa offers drama over convenience; the south prices at a discount with resort infrastructure.

On Paxos, value concentrates around the harbours of Loggos, Lakka and Gaios, with Antipaxos supplying the anchorage lifestyle that defines the island's appeal.

Who is buying

British buyers account for more than half of prime transactions, many representing a second or third generation on the island — a depth of attachment unique in Greece. German, Swiss, French and Italian buyers form the clearest second tier, joined in recent years by American entrants. The purchase logic is legacy over yield: families acquire compounds for decades of summers, which keeps holding periods long and turnover structurally low.

Scarcity drivers

The north-east coastline is effectively allocated: heritage estates pass privately between generations and reach the open market rarely. Strict building limits — tightest on Paxos — cap new supply, so fresh stock arrives almost exclusively through the restoration of older estates, and turn-key front-line product prices in a trophy tier of its own. The repricing is anchored in closed transactions: the top of the Corfu market now clears eight figures — a 2026 front-line sale completed at €15,500 per square metre — while Paxos's record moved from €1.6 million in 2018 to €5.2 million in 2021.
